Review a sample to understand how an EPC records a property’s energy rating, estimated energy use and recommended improvements.
What an EPC shows
A certificate includes current and potential ratings, property details, energy features and recommendations that may improve efficiency.
Check the property details
When viewing any certificate, check that the address and certificate reference match the property you searched for.
Common EPC questions
How long is an EPC valid?
An EPC is normally valid for 10 years. Check the expiry date on the individual register record.
Do I need an EPC to sell or rent a property?
An EPC is generally required when a property is built, sold or rented, although exemptions can apply. Check current GOV.UK guidance for your circumstances.
How do I get my EPC report?
Search for your property, then select Get report — £19.50. If the certificate is expired or missing, select Book new EPC.
When should I book a new EPC?
Consider booking an assessment when no certificate can be found, the existing EPC has expired, or a current certificate is required for a sale or letting.
